A SYSTEM FOR SUCCESS
We believe that the leasing of your vacant investment is just as important as a sales campaign. Staff are trained in photography to ensure your property is presented in the best possible light as it is exposed to the widest possible number of prospective tenants using every available resource. Throughout the marketing process we will keep you up to date with all enquiries and give you feedback gathered at inspections.
Minimising vacancy time is essential, to ensure this we have a full-time vacancy manager. This is a role dedicated to showing your property to prospective tenants and assist property manages to process their applications. We also maintain a database which identifies and assist high-quality tenants to locate and occupy suitable rental accommodation.
We don’t need the headache of a bad tenant and neither do you! As such our priority is not to secure a tenant at the first inspection but to find you the highest quality tenant in the shortest amount of time. Our detailed screening process aims to ensure that tenants are capable of meeting all of their responsibilities and show respect towards your investment.
POD Management Systems
With our clients in mind we have created a pod style management system, this is to property managers working together to manage your property. This enable staff to have leave with her influencing the management of your investment, with one property manager who knows you and your property always available in the office to answer your queries and questions.
Keeping you Informed
From move in to move out we understand that communication is key, whether it is ‘good news’ or ‘bad news’ we will keep you informed. Direct email and mobile phone access to your property manager means your queries will be answered quickly.
During a Tenancy
We will have varying inspection periods throughout the tenancy with our first inspection after just one month. Our goal is to ensure that your asset is being well maintained and any issues can be addressed very early on. After all routine inspections of your property we will provide a detailed report along with photos. We have a zero tolerance policy when it comes to rent arrears with tenants being contacted as soon as they reach three days in arrears.
Maintaining your $$$’s
Neglect of minor repairs can often lead to large costs and loss of good tenants. Our attention to maintenance will ensure that problems are identified and resolved quickly and cost effectively by our highly skilled and fully licensed, reliable tradespeople. We will also identify and discuss with you possible improvements that will maximise the return on investment.
Accounting and You
With mid and end of month transfers you won’t be waiting long to see your rent. At the end of each month we will email you an itemised statement showing all rental income and expenditure.
At the end of each financial year we will provide you with a yearly summary on income and expenditure along with original invoices for expenditure. This ensures that all documentation required to complete your tax return for your investment property is easily available.
